JOB SUMMARY -- PROJECT MANAGER:
Responsible for all aspects of the successful completion of programs and projects within the Professional Services Department. Responsible for a variety of projects or project teams, including client contact, scheduling and budgeting.
REPORTING RELATIONSHIPS:
Provides supervision to CAD Specialist and Job Captain.
Management of outsourced Architectural Firms, as required.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Works with clients to identify objectives, scope of work and formulate options; conceptualizes total project and establishes key work priorities for development of design, scheduling and budgeting. Translates clients design concepts into workable construction systems; evaluates alternatives to develop solutions; and maintains quality technical and design control.
Develop and maintain project specific schedules and program specific master schedules.
Develop and maintain staffing schedules.
Monitor payroll including overtime approval of resources assigned to projects under your supervision.
Track, manage and report on Key Performance Indicators.
Establish Quality Assurance Standards; adhere to client expectations, and release of quality construction documents. Ensure all construction documents approved by Sr. Director Architecture and Facility Services and/or Director of Architectural Design and Outsourcing.
Coordinate with Job Captain to establish client specific deliverables and timeframes, including survey documents, construction drawings and Permits.
Work with Job Captain/Production Manager to meet scheduled deliverables and ensure proper resource assignment.
Establish and track Project Budgets and maintain ongoing profitability analysis including monthly WIP review with Business Manager of Professional Services.
Coordinate and work collaboratively with the Business Manager of Professional Services to ensure accurate and timely client Billings.
As required, support the Business Manager of Professional Services with client accounts receivables.
Support the VP of Business Development /VP of Professional Services/Business Manager of Professional Services and/or Sr. Director of Architecture and Facility Services with the establishment of client proposal and contract terms/execution.
Sub Contractor identification negotiation and buyout, including the sourcing of engineers, permit expediters, and architects across the country.
Manage due diligence research, permit expediting process and resources required.
Conduct interviews, as required, with potential new hires for the department team. Provide feedback in the development of potential candidates.
Works in conjunction, as required, with Account Management/Program Management to maintain Master Schedules and client deliverables
Maintains records to document phases of client relationship and activities. Develops successful client relationships to ensure repeat business.
KNOWLEDGE, SKILLS ABILITIES:
Must be proficient in AutoCAD and Revit programs.
Exceptional technical knowledge of construction documents and building department expectations related to construction documents.
High proficiency in architectural design and architectural detailing.
Knowledge of typical architect responsibilities.
Knowledge of all aspects of architectural practice.
Strong project management skills, production knowledge and a sense of ownership and responsibility for all of the products that are produced by the department.

EDUCATION EXPERIENCE:
Minimum 5-10 years experience in Architectural/Pre Construction Services with a minimum of 3 years progressive Architectural Project Management experience. Previous experience in retail tenant improvement projects and site survey and development experience preferred. Experience with permit expediting and architectural planning required. Associates degree required. Bachelor of Architecture degree preferred. Architectural licensing a plus.
