Property Management Company looking for a full-time Assistant Administrator to help manage low income buildings. The buildings are scattered throughout Los Angeles. There are a total of 115 units. Please see job description below:

ASSISTANT ADMINISTRATOR

Definition:

Under the direction of the Property Administrator and Regional Supervisor, the Assistant Administrator is responsible for assisting the Administrator with the overall operation of the facility. This includes developing within the project a supportive and nurturing environment for all residents, and assuring its sound fiscal management. During the Administrator's absence the Assistant Administrator is responsible for the project's operation at all times and for appropriate delegation to on-site staff on a twenty-four hour basis. The Assistant Administrator must relate well to people, have demonstrated sensitivity to and interest in the targeted clientele, and exercise good judgment in dealing with residents, clients and staff. The Assistant Administrator is expected to be a team player as well as provide leadership in the Administrator's absence.

Duties and Responsibilities:

The Assistant Administrator has responsibility (under the policy direction of the Owner and the supervision of the Administrator and Management Agency) for all phases of the Operation of the project, including operation of the program as well as operation and maintenance of the physical plant. The Assistant Administrator is responsible for reporting to the Administrator and keeping the Administrator informed of all developments. Duties and responsibilities include, but are not limited to:

1) Answer telephones and receive messages and screen calls.
2) Interface with residents.
3) Receive and post rents and other income.
4) Prepare Excess Rent Reports, Non-Rent Charge Reports and other reports as assigned.
5) Maintain files.
6) Prepare and type correspondence.
7) Assist with HUD 50059 certifications.
8) Assist with operation of computer with MicroHUD and Waiting List programs which includes assisting the administration of these programs and requirements.
9) Prepare maintenance work orders.
10) Assist Administrator in problem solving issues that come up at the site.
11) Attend required and optional training seminars and workshops.
12) Perform all other duties that may be requested by the Administrator or Supervisor.

Qualifications (Training, Education and Experience):

1) Any combination that demonstrates skills and experiences in property management, accounting or general management of HUD-subsidized housing programs.
2) A mature individual who is able to handle emergencies, tenant concerns and complaints and meet necessary timelines is desirable.
3) Must demonstrate ability to work as a team player as well as provide leadership during Administrator's absence.
4) Good interpersonal and listening skills.
5) Good writing/typing skills.
6) Good organizational skills.
7) Be familiar and able to work effectively within the community where the complex is located.
8) Bilingual is a plus.
